Miami-Dade's combination of year-round heat, humidity consistently above 75 percent, salt air from Biscayne Bay, and 60+ annual inches of rainfall makes it one of the most demanding environments for RVs in the continental US. RV Lap Sealant Recoat issues that arise every 5-8 years in moderate climates often appear in 2-4 years in South Florida. Our Miami-based technicians are calibrated to this environment and carry the parts most likely to be needed on every route.

We serve all 34 cities in Miami-Dade County including Miami, Coral Gables, Kendall, Doral, Hialeah, Homestead, Miami Beach, Aventura, and all surrounding communities. We service campgrounds near Everglades National Park, Biscayne National Park, and the Florida Keys gateway.

Not all lap sealants perform equally in Miami. The two products we use on virtually all Miami RV roof work are Dicor self-leveling lap sealant and EternaBond butyl-polymer tape. Here is how we choose between them.
Dicor self-leveling is the correct product for standard penetration resealing. It flows into cracks and surface irregularities and maintains flexibility through Miami temperature cycles. Application requires a clean, dry, primed surface. We prime all Dicor applications with Dicor RP-LP primer on EPDM surfaces to ensure full adhesion.
EternaBond tape is our choice for areas that have failed twice, for seams where the gap or surface irregularity exceeds Dicor bridging ability, or for the front cap seam on Class A coaches where the seam width requires wider coverage than a standard sealant bead. EternaBond bonds to virtually any dry surface without primer and provides a watertight barrier that outlasts Dicor significantly in South Florida UV conditions.
A complete lap sealant recoat in Miami includes: removing all old sealant by cutting, scraping, and solvent-cleaning to bare substrate; applying primer where required; applying new sealant at correct bead width and thickness; and completing a wet-edge inspection before the sealant skins over. Skipping the removal step and applying new sealant over old is a shortcut that fails within one rainy season in Miami conditions because the new sealant does not bond to degraded old sealant.
Lap sealant is the flexible caulking material applied around every roof penetration - vents, AC unit bases, skylights, antennas, and the front cap seam. It is the primary barrier between Miami rainstorms and your wall and floor structure. When it cracks or shrinks, water enters at the penetration and travels inside the wall assembly, often reaching the floor 6-10 feet away from the visible crack.
Run your finger along every sealant bead on the roof. Any crack you can fit a fingernail into is a water entry point waiting for the next Miami thunderstorm to prove it. Sealant that is yellowed, hard, or pulling away from the roof surface has lost its flexibility and needs replacement regardless of whether visible cracks are present.
A full perimeter recoat covering all penetrations on a typical 35-foot RV runs $250-450. Individual penetrations are $35-65 each. We include a written roof condition report covering every penetration we inspect, not just the ones we reseal.
Miami-Dade conditions require resealing every 18-24 months versus the standard 3-5 year interval in moderate climates. The UV index above 11 for 8 months per year chemically degrades lap sealant at roughly 3x the rate seen in northern states. We track reseal history for repeat customers and remind them when the next service is due.
Only if it is specifically formulated for EPDM, TPO, or fiberglass roof application. General-purpose caulks are not compatible with RV roof membranes and will fail faster or damage the membrane surface. Dicor self-leveling (Part 501LSW for white, 501LSB for black) is the industry standard for EPDM roofs. EternaBond tape is appropriate for wide seam coverage.
