A soft spot in your RV floor means water has entered the subfloor structure and saturated it. In Miami's combination of 90-degree heat and 75-plus-percent humidity, wet wood subfloor does not dry out on its own - it stays wet, continues to support mold growth, and progressively loses structural integrity. What starts as a 2-square-foot soft spot in June can be an 8-square-foot structural failure by September if the roof entry point is not sealed and the floor is not addressed. In cooler, drier climates, the same subfloor might dry between rains and stabilize. In Miami, it will not.

The most important step before any floor repair is identifying and sealing the water entry point. A soft floor repaired while the entry point remains open is a waste of money - the new floor will be wet again within one rainy season. Water that causes floor damage in Miami RVs enters almost exclusively from the roof (failed lap sealant, cracked vent base, AC gasket failure) and travels laterally inside the wall structure before finding a downward path to the floor. The entry point on the roof is often 6-10 feet away from the floor soft spot. We trace the path from the floor damage back to the roof before recommending any floor work.

We use a calibrated moisture meter to map the extent of subfloor saturation - the meter readings tell us where the wet wood stops, which determines the repair boundary. Early-stage damage (wet but structurally intact wood) can sometimes be dried and stabilized with epoxy wood hardener, which stabilizes the wood fibers without requiring physical removal. This approach works for small areas (under 4 square feet) with recent intrusion. Advanced damage (mushy, dark, or visually rotted wood) requires cutting out the damaged section and installing new subfloor material. We match the original subfloor thickness and flooring material for a smooth repair where possible.

Most RV subfloors are constructed of lauan plywood, particleboard, or a combination of both over a steel chassis frame. Lauan plywood is more resistant to moisture than particleboard - particleboard literally dissolves when it becomes fully saturated, losing all structural strength within one Miami rainy season. Identifying the subfloor material before repair informs the replacement approach: lauan is replaced with new lauan of equivalent thickness; particleboard areas may be upgraded to lauan or marine-grade plywood for better moisture resistance in the repair zone. The floor covering on top of the subfloor - vinyl plank, carpet, or linoleum - is typically replaced after subfloor repair regardless of its visual condition, because any floor covering that has been over wet subfloor has absorbed moisture that promotes mold growth if left in place.
Very urgent. Miami heat and humidity prevent wet subfloor from drying naturally. A soft spot that is 2 square feet today will be 6-8 square feet by the end of summer if the source is not sealed and the floor is not addressed.
Always. Repairing the floor before sealing the roof means the damage returns. We identify and seal the entry point first in every water damage case.
